Underbuilt and Unaffordable, Washington's Housing Crisis

According to "Washington State's Housing Affordability Crisis" by the Office of Lieutenant Governor Denny Heck, Washington State underbuilt an astonishing 225,600 housing units between 2000-2015 - a number that is only getting worse. Approximately 80% of that shortage is concentrated in housing for families making less than 80% of the area median income which is affecting available affordable housing. Providing an adequate supply of housing for everyone, but especially those in need, is not a quick fix. How will Washington State correct course and address the housing deficit? Lieutenant Governor Denny Heck will join Denise Lones to talk about the movement that is beginning to take hold and what real estate professionals can do to lend their voice to this very important cause.

Those high valuations are hitting homeowners in the pocketbook when it comes to property assessments and property taxes. King County Property Assessor, John Wilson, joins us to discuss what can be done to help homeowners stay in their homes - especially the most vulnerable populations as well as his initiatives for 2023 and beyond.

At the same time, many of them continue to build barriers preventing an ever-increasing number of families in Washington from enjoying the benefits of homeownership. Over the last 10 years, the median home price in Washington has increased 127 percent. The state's Growth Management Act, lack of accountability in local permitting and prescriptive energy codes contribute to denying lower- and middle-income families access to homeownership and the chance to build generational wealth. Greg Lane, Executive Vice President of the Building Industry Association of Washington, will share how policymakers can help clear barriers to builders so more families can enjoy the American Dream of homeownership.

How is Snohomish County stepping up to meet the demands for housing, growth, and transportation? Dave Somers, Snohomish County Executive, will be engaged in an interview to discuss housing affordability, the comprehensive plan, permitting, DADUs/ADUs, light rail/mass transit/BRT, climate change, planning, and other issues of interest to the real estate community.
