As busy real estate professionals, you understand the ins-and-outs of a transaction and can operate one like clockwork. However, buyers and sellers are often unsure about the process, even if they just bought or sold a few years ago. Furthermore, the buyer side and the seller side operate both dependently and independently of the other, so providing a roadmap of the milestones is important for all parties to be able to see the big picture.
A list of transactional milestones does not cut it. This is a complex process with many moving parts. Only a visual flowchart of the process will do it justice and engage your clients.
In addition to aiding your buyers' and sellers' understanding of the transaction process, a transaction flowchart also demonstrates the value you bring to the transaction by highlighting all of the pieces of the process that you are managing. When your buyers and sellers see how many moving parts there are to a transaction it can feel overwhelming. This isn't necessarily a bad thing, because when they see how much you are handling, they will appreciate your role and have more confidence that you are the right representative for them - that you understand the process and that you are looking out for their best interests.
We recommend including a detailed transaction flowchart in both of your buyer and seller presentation materials. It is imperative in a highly-competitive market to provide this level of detail and take into account the various personality types you may encounter when working with buyers and sellers. ALL personality types will appreciate this information and the way it is presented.
