Summer Market Opportunties

Both buyers and sellers can benefit by entering a summer market, rather than waiting for the fall. It's time to dive into your MLS and then communicate, connect and inform your potential clients that their best moment may be right now!

Today I want to talk about Summer real estate market opportunities - not just for selling, but for your buyers too! This is a fantastic time to be out there in real estate. Summer is a perfect time for both buyers and sellers.

First, let's talk about buying opportunities. If you have buyers right now that have not been able to find what they want, I desperately want you to get back in the MLS and scour for all listings that have been on the market longer than ninety-days. Those 90+ day opportunities are there because sellers are tired of being on the market. Also, those sellers want to be able to enjoy a little bit of their summer! Imagine the stress relief when they get a bonafide offer.

I have been looking at closings. Go ahead, open up your MLS and look at sales. Then, look at sales of homes that have been on the market for over ninety days. You are going to see some pretty healthy price differences between the list price and the sale price of those two markets.

Take that buyers base that you have, call those buyers, and let them know that there are opportunities out there. They might have to look at a few, they might have to make a few offers, but you have this base of what used to be optimistic sellers who didn't sell in the spring and who are now looking to have it done!

The next opportunity is for sellers out there who have been sitting on the fence. Summer is a fabulous time, because what has happened is that we have now lost that surge of spring listings. Now a lot of that inventory is gone. So we are seeing that areas which have low inventory now, there is an opportunity for your sellers to get on the market and take advantage of that lack of inventory and maybe get some top dollar out of today's market.

It's time to communicate, connect, and inform. If your summer market feels quiet to you, then you have to create the noise and let people know what is possible in a summer market. Do your research, figure out your list-to-sale price ratios for different price points and different kinds of inventory and you will understand so much better what kinds of opportunities exist in your own local housing market.
