As real estate agents, you could likely list of dozens of ways you have seen real estate transactions blow up over the years. There are certainly tried-and true reasons transactions have historically blown up - buyer doesn't actually have funds, buyer buys a car before closing, it is discovered seller has liens, fraud, etc, but this article highlights some of the reasons transactions are blowing up in the current market. If you have a local issue or a niche issue that is causing transaction trauma (such as HOA or reserve issues in some markets), by all means, include those as well.
